Irish weather is hard on a roof
Atlantic storms, long wet spells and salt air on the coast all wear a roof faster than most people expect. The question worth asking is not only is the roof damaged, but is this a quick repair or the first sign of a bigger job. Here is how to tell the difference.
Early signs that point to a repair
Spot these early and a straightforward repair is all you need:
Brown or yellow stains on a ceiling or upstairs wall after heavy rain, often from a slipped slate or failed flashing
A musty smell in the attic or hot press, where trapped damp shows up before it ever drips
Cracked, slipped or missing slates and tiles: one gap is enough to let water reach the timber
Thin lines of daylight in the attic, pointing to shifted slates or worn underlay
Thick moss that lifts tiles or chokes valleys and gutters (a light green film is only cosmetic)
Red flags that need attention now
These are not wait-and-see problems:
A roof line that sags or dips when you look at it from the street, a sign the timbers underneath have weakened
Leaks in more than one room, or the same leak back every winter despite past patches
Large areas of cracked tiles, flaking slate or a blistered, split felt flat roof
Repair or replace: the age of the roof matters
The same fault is treated differently on a ten-year-old roof and a sixty-year-old one. Typical lifespans for Irish roofs:
Natural slate: 70 to 100 years or more
Clay tile: 50 to 70 years
Concrete tile: 30 to 40 years
Felt flat roof: 15 to 25 years
Coastal exposure shortens those figures and a sheltered city site can stretch them. Storm damage on a newer roof is almost always worth repairing. An older roof that needs attention every winter is often cheaper to replace, sometimes one slope at a time.
Most roof problems can be repaired
Plenty of faults never need a new roof:
Flashing at chimneys, valleys and roof windows, the most common source of leaks, is renewed where it sits
Blocked or broken gutters spilling against the fascia can rot the eaves timbers, and clearing or replacing sections stops it
Splits at joints or cracked upstands on a flat roof can often be repaired if the rest of the roof is sound
Roof maintenance: when to call a roofer
Call a roofer promptly if water is dripping in during rain, plaster is bulging or mouldy, slates or tiles came off in a storm, or the roof line has started to sag. Please do not go up yourself: a wet roof is where people get hurt.
For everything else, regular roof maintenance does the job. A check every two to three years, and after any big storm, catches small faults before they reach the inside of the house. Spring and early autumn are the easiest times to book, before the storm season fills the diary.
